Please, read through the application document carefully before filling out the application. All application fees are nonrefundable. It is Keynote Realty Property Management’s Policy That applications must be complete, all fees are paid prior to screening for any consideration. All completed Applications are processed daily (Monday through Friday, excluding holidays and the Friday/Monday of a holiday weekend)

 An application will consist of 

  1. Keynote Realty Property Management Residential Lease Application with all Correct and required application documents submitted at the time of application (One application for each adult, 18 and over that will be residing In the home) 
  2. $55 Application fee for each Keynote Realty Property Management Residential Lease Application Submitted, for adults 18 and over.

Required Supporting Application Documents (Non-negotiable)

  1. Valid Driver License or Other Valid Photo Id for Each Residential Lease Application Submitted 
  2. Verifiable proof of income (Last 2 months of Paystubs, Offer letter on a letterhead with correct company-verifiable information, or last 2 years of tax returns if self-employed/1099)
  3. Proof of funds Deposited (last 2 months of bank statements where income is deposited)
  4. Completed Pet Screening Profile with Petscreening.com 

Lease Processing Fee – There will be a one-time Lease processing fee of $50 Charged and it will need to be paid at the time of the lease signing. We use DocuSign for all lease signing. 

Rental Criteria Policy 

Two Years of Positive Rental History

No forcible Entry and Detainer (Evictions) unless you have Verifiable Documentation of Landlord irresponsibility. An immediate Denial of application will be determined if History of Damage to property, an outstanding balance to a previous Landlord or any fully served and executed evictions with money judgement (2nd Cause) findings are found. We use AMRENT to Screen all Tenants. 

Verifiable Gross Income

A minimum of 3x the rent charged monthly for the residents required. Section 8 Vouchers and Certificates may be accepted on a case-by-case basis. Income will be viewed as income that is made on a regular basis. Holiday Pay (Unless part of regular pay) Bonus Hours, Overtime, Annual Bonuses, Etc. We will consider Alimony, Disability Benefits, Child Support, Social Security and Other Government Paid monies.

 2 Months of current Bank Statements 

We use Bank statements as an employments Verification as well as to show positive income. The Ideal rolling Positive balance in your bank accounts should equal to one month’s rent and no reoccurring history of overdrafts. 

Criminal Background Check 

Residency May be denied due to criminal history (see Criminal Background Criteria)

Credit History 

Credit History Needs to show that Applicants have paid bills and Debts on time and does not have a history of Debt Write offs or accounts that have gone to collection. Residency may be denied due to poor credit history. Contingent on your credit score, a specific KRPM Credit policy will be required. All Applicants Credit scored are averaged, See below.

Credit score of 1-499 will be an automatic denial

Credit Score of 500-649 Keynote Realty Property Management Rust Credit Policy will be required due to credit score with 1.5x the monthly rent as Security Deposit.

Credit score of 650-674 Keynote Realty Property Management Platinum Credit policy will be required due to Credit score with 1.25 the Monthly rent as a Security Deposit.

Credit score of 675 and above Keynote Realty Property Management Diamond Credit Policy and will only require 1 month of rent as a security deposit. 

Credit scores of 674 and below will automatically require a $10 per month Credit Reporting Fee as required in our application policy.

 Credit Reporting Fee Requirement is non-negotiable.

Maximum Occupancy

 Maximum number of occupants who may occupy homes with the number of bedrooms noted below

  • Efficiency – 2 Occupants
  • 1 Bedroom – 2 Occupants
  • 2 Bedrooms – 4 Occupants
  • 3 Bedrooms – 6 Occupants
  • 4 Bedrooms – 8 Occupants
  • 5 Bedrooms – 10 Occupants 

Roommates: Adults, Nonrelated persons will be considered roommates.

Pet Policy

Keynote Realty Property Management has a considerably basic pet policy. 

We understand that a pet plays a significant part in many people’s lives, so we strive to allow most animals in most of our rental properties. Please make sure to ask if the property that has caught your eye accepts pets. 

Pet Screening profiles are required for every applicant applying for one of our properties. Pet Screening provides a risk level assessment for each pet profile which is based on the overall risk of the pet. Pet Fees is based upon those Paw Score risk levels. Once Approved

Once you have been notified of approval, you will receive a link to pay your Lease Approval Preparation Fee (of $100.00). Once Keynote Realty Property Management receives said payment, the property will stay on a temporary hold while the lease is created and signed. You will have 48 hours (2 days) to sign all lease documents and Pay the Security Deposit in person (Certified Funds, Cashier’s Check, or money order) to remove the property off the market. Once all Fees, Insurance, Utility Account numbers, rents and/or prorated rents are collected, you will then receive your keys. You will receive a welcome home letter with a breakdown of all move in fees, expectations, etc to prepare for your move in. 

Property Condition

Applicants are strongly encouraged to view the property before signing any leases. The landlord makes no express or implied warranties as to the properties condition. Tenants will be provided an “Inventory and condition form” at move in to complete and submit withing 48 hours of receiving keys. Once received, any issues at move in will have 14 days to be addressed by Keynote Realty Property Managements Maintenance staff (unless an emergency.)

Sight Unseen Lease Signing (addendum)

If any lease holders have not physically seen the property prior to moving in and the lease being signed, a sight unseen addendum would be required to be signed by all lease holders. If a sight unseen addendum is signed, you will agree to the full lease terms. No Transfers are approved until one full lease term is completed with perfect rental tenure as agreed. 

This document will be Signed Via DocuSign along with the Lease agreement.

Criminal Background Criteria

 Automatic Disqualifications of Residency Approval (Convictions or Pending)

  1. First or Second-Degree Murder
  2. First through third Degree assault 
  3. Kidnapping 
  4. First through Fourth Degree Criminal Sexual Assault 
  5. Arson 
  6. Harassment and Stalking 
  7. An Attempt to commit any Crimes listed above
  8. A conviction in another District that would be a violation of the above crimes 

Disqualification of Residency for 10 years after the completion of the convicted sentence (Convictions only) 

  1. Third Degree Murder 
  2. Second Degree Manslaughter 
  3. Criminal Vehicular Homicide or Injury 
  4. Simple or Aggravated Robbery 
  5. Any Felony Drug or Narcotics Convictions 
  6. False Imprisonment 
  7. Carrying a weapon without a permit or any other weapons related charges 
  8. Felony Theft 
  9. Felony Forgery 
  10. Felony Burglary 
  11. Terroristic Threats 
  12. Felony Controlled Substance 
  13. An Attempt to Commit one of the crimes listed above. 

Disqualification of Residency for 5 Years after the Completion of the Sentence (Convictions only) 

  1. Non-Felony Violation of Harassment and/or Stalking 
  2. Fourth Degree Assault 
  3. Any Misdemeanor Drug or Narcotics Conviction 
  4. An Attempt to commit one of the crimes listed above

Non-Public Personal information does not include information that is available from public sources, such as telephone directories or government records.

We restrict access to nonpublic personal information about you to those employees who need that information to provide products to you.

We will not disclose nonpublic personal information about our customer or former customers to nonaffiliated third parties, except permitted by law.
